National Financial Awareness Day: Financial pitfalls Veteran homebuyers should avoid 

Buying a home can be one of the most significant financial decisions you’ll ever make. Since 1944, the VA Home Loan Program has helped more than 29 million Veterans, service members and surviving spouses achieve that milestone. But long-term success as a homeowner often depends on understanding the financial responsibilities that come with owning and maintaining a home.  
 
This is the second story in a series focusing on financial awareness, and August 14 is National Financial Awareness Day. In this story, we share how to avoid common financial pitfalls.

Buying more home than your budget can comfortably support 

Just because you qualify for a certain loan amount doesn’t mean that amount fits comfortably within your monthly budget. After getting pre-qualified with a VA-approved lender, review your budget carefully to make sure the mortgage payment is affordable; this can help you avoid financial strain later. You can also use an online mortgage calculator to estimate your monthly payment and then input that number into your budget. Use the 28% rule: monthly housing costs shouldn’t exceed 28% of your gross income.  

Before shopping for a home, build a realistic monthly budget based on your current income, recurring expenses, an emergency fund and future financial goals. 

Not understanding the full cost of homeownership 

A mortgage payment is only one part of the cost of owning a home. These are some other expenses homeowners should expect: 

• Property taxes: These fluctuate and usually rise over time. If property taxes are included in your house payment, your mortgage payment will rise when property taxes increase.   
• Homeowners insurance: This covers repairs and replacement if your home is damaged or destroyed. Premiums generally increase each year. If your premium is included in your house payment, your mortgage payment will rise when your premium increases. 
• Homeowners association (HOA) fees: Some condos and planned developments charge residents monthly or annual dues to cover maintenance of common areas, shared utilities, insurance and community services. These fees usually increase every year. 
• Utilities: Utility bills, including electricity, cable, water, gas and waste disposal, generally rise over time. 
• Maintenance and repairs: The average cost of maintenance and repairs is more than $8,000 each year.  
• Major repairs: These can include heating and air conditioning failures ($5,000-$10,000), roof replacements ($8,000-$15,000) and other costs to repair or replace expensive features of your home. 
• Lawn care and landscaping: Seasonal care, including snow removal and lawn care, can add up.  

Financial awareness means understanding that these costs are part of the long-term commitment of owning a home. Choosing a home that stretches your finances too thin can create long-term financial stress. 

Not shopping around for VA-approved lenders 

If you accept the first loan offer that you receive, it could potentially cost you thousands of dollars over the life of your loan. Obtain several offers and review your options carefully.   

Interest rates, fees and closing costs vary by lender. While VA home loans generally offer lower, competitive rates compared with conventional mortgages, the specific rate you receive depends on several factors.  

Each lender uses their own risk assessment and pricing, which is why shopping around for rates is so important. 

Draining savings for upfront costs 

The VA Home Loan Program often lets eligible borrowers buy a home with little or no down payment, but buyers should still be careful not to spend all their savings during the homebuying process. Plan for closing costs, moving expenses, immediate repairs, and other unexpected needs. Maintain an emergency fund to help you stay financially stable as you transition to homeownership. 

VA encourages all Veterans to negotiate for sellers to pay some or all loan closing costs. A real estate professional with working knowledge of the current market can help you negotiate seller contributions. 

Making major financial changes before or after closing 

The period between submitting your loan application and closing your loan is especially important. 

Opening new credit accounts, financing furniture, buying a vehicle, or taking on additional debt can affect your creditworthiness and debt-to-income ratio. Even well-intentioned purchases can create complications late in the process. 

Try to keep your financial activity stable until after the loan closes. 

Not paying attention to your credit health 

Credit remains an important part of mortgage readiness. 

Late payments, rising balances, or overlooked obligations can affect your loan terms and borrowing power. Reviewing your credit early gives you time to correct errors, pay down debt and strengthen your financial position before you begin the purchase process.

 Focusing only on today’s costs 

Homeownership is a long-term commitment. You should think beyond current monthly affordability and consider future changes, such as: 

• Career transitions 
• Family growth 
• Relocation needs 
• Changes in income 
• Long-term maintenance needs as a home ages
