These deceptive tactics can make an offer appear official or endorsed by VA while hiding or distorting important information about the loan itself.Â
A home purchase should provide stability and longâterm security. When misinformation is involved, it can create unnecessary risk, unexpected costs and lasting financial harm.Â
How misleading advertising worksÂ
Some advertisements sent to Veterans go far beyond aggressive marketing. Some misuse the VA name, seal and official logos in ways that suggest the Department sent the communication or endorsed the product. Many of these promotions also misrepresent key terms, including whether the interest rate is fixed or adjustable, and what the true costs of the loan would be.Â
Important disclosures are sometimes buried in fine print or placed on the back of the mailing, where they are less likely to be seen. To heighten the sense of urgencyâand create an appearance of government authorityâsome envelopes are stamped with warnings about âfines or imprisonmentâ under U.S. law, giving the false impression that responding is mandatory.Â
These tactics can mislead Veterans into believing they must act quickly or that the offer comes directly from VA.Â
VA wonât advertise to youÂ
âVA will never email or mail out solicitations or offers to Veterans seeking to refinance your mortgage or obtain a VA-guaranteed home loan,â said Patrick Zondervan, executive director of the VA Home Loan program. âSuch loans are issued by private lenders, and VA does not endorse or sponsor any specific lender. How to protect yourself from misleading VA home loan offersÂ
- Be cautious. If you receive unsolicited calls or advertisements claiming to offer special VA loan deals, act with caution, as VA never contacts Veterans to sell financial products. Carefully review all information an advertiser provides, especially the fine printânot just the eye-catching seals, logos or bold claims. Exaggerated claims, such as guaranteed ultraâlow mortgage rates, are common signs of misleading marketing. Â
- Do research. Research the lender and loan terms advertised. Review the loan terms carefully, including interest rates, fees and closing costs.Â
- Compare offers. VA-guaranteed home loans are originated through banks, credit unions and mortgage lenders with requirements and offers that may vary. By comparing offers from multiple VA-approved lenders, you can find the best option to benefit you.Â
- Take your time. Mortgage fraud is a material misstatement, misrepresentation or omission on a mortgage loan application. Legitimate VA-approved lenders give you time to review documents and ask questions before you sign anything.Â
